Home Information Pack Changes 6th April 2009

The Government has announced its proposals to change the current Home Information Pack First Day Marketing Rules which allows homes to be marketed without a Home Information Pack providing commitment is made to get one within 28 days of the first point of marketing.

Yet Another Document

A further document called a Property Information Questionnaire has also been added to the pack. Therefore as from 6th April 2009 in order to market your property you will be required to have a Home Information Pack comprising the following documents completed before your home can be marketed:-

1. An index.
2. Property Information Questionnaire.
3. Energy Performance Certificate or a Predicted Energy Assessment for an uncompleted home.
4. Sustainability information for new homes only.
5. Sale Statement.
6. Evidence of title.
7. Local authority search.
8. Water and drainage search.

Our Advice

If you are thinking about marketing your property our advice is to do so before April 6th. If you cannot do so then ensure that you instruct us to prepare your Home Information Pack as soon as possible.
