Home Information Pack
HIPs are now compulsory when you market properties with over 3 bedrooms. Depending on the success of the initial launch the government may introduce mandatory HIPs so that majority of sellers of residential property in England and Wales will have to provide a HIP before the property is placed on the market for sale.
Our HIPs are portable between Estate Agents. You will only have to pay for the content of the HIP with no additional fees.
Harold Michelmore & Co are pleased to offer clients in conjunction with Hi-West an online Home Information Pack service. Harold Michelmore & Co do not charge any fees or preparing the Home Information Pack if you instruct us in the sale of your property.
We do ask for the disbursements to be paid up front and the usual disbursements in the Teignbridge Area are as follows:
Local Authority Search £115.00
Drainage Search £47.00
Hi-West Energy Performance Certificate £125.00 - £160.00
(depending on size of the property)
The online system has the benefit of a paperless system and a copy of the Home Information Pack being viewable not only by your Estate Agent and prospective buyers but also their solicitors.
We as Solicitors are ideally placed to provide the Home Information Pack as they have copies of the title documents to hand in the majority of cases, they are experienced in dealing with property transactions, particularly in the local area and can deal with any more complex Home Information Packs such as unregistered titles and leasehold information. We can also review the Home Information Pack for you, confirming whether further information would be required to give the fullest picture possible to any prospective Purchasers and to deal with any enquiries the Purchasers Solicitors may raise.
